How to Use the EMI Calculator

Three inputs to know your exact monthly loan obligation.

1
Enter Loan Amount
Input the total loan amount (principal) — the total amount borrowed from the bank or NBFC.
2
Enter Interest Rate
Add the annual interest rate. Home loan rates in India range from 8.5-10.5%; personal loans from 10-24%.
3
Set Loan Tenure
Enter the repayment period in months or years. Longer tenure = lower EMI but higher total interest paid.

The EMI Formula

The reducing balance formula used by every bank in India.

EMI Formula

EMI = P × r × (1+r)ⁿ / [(1+r)ⁿ - 1]

Where P = principal loan amount, r = monthly interest rate (annual rate ÷ 12 ÷ 100), n = loan tenure in months. This formula gives the fixed monthly payment that will repay both principal and accumulated interest in equal installments over n months.

Frequently Asked Questions

Common questions about EMI, home loans, and loan planning in India.

EMI (Equated Monthly Instalment) is the fixed monthly payment you make to repay a loan. Each EMI payment consists of two parts: principal repayment and interest payment. In the early months of a loan, a larger portion of EMI goes towards interest. Over time, as principal reduces, more of the EMI goes towards principal. This is called an amortising loan. The EMI formula (reducing balance method) ensures you pay the same amount each month while the proportion of principal and interest shifts.
Home loan rates in India as of 2026 vary by lender and credit score. Typical ranges: SBI Home Loan: 8.50-9.65% per annum; HDFC Bank: 8.70-9.40%; ICICI Bank: 8.75-9.80%; Axis Bank: 8.75-13.00%; LIC HFL: 8.50-10.75%. Rates depend on loan amount, property type, employment type (salaried vs self-employed), and CIBIL score. A CIBIL score above 750 typically gets you the best rates. Check your specific lender for current rates as these change frequently.
Tenure has a massive impact on both. Example for ₹50 lakh home loan at 9%: 10 years: EMI ₹63,338 | Total interest ₹26 lakh; 15 years: EMI ₹50,713 | Total interest ₹41 lakh; 20 years: EMI ₹44,986 | Total interest ₹57.8 lakh; 30 years: EMI ₹40,231 | Total interest ₹94.8 lakh. Longer tenures reduce monthly burden but dramatically increase total interest — sometimes more than the principal itself. Prepaying even a small amount annually can save lakhs in interest.
Standard home loan documents: KYC (Aadhaar, PAN, passport-size photos), income proof (last 3 months salary slips, 2 years Form 16 for salaried; last 3 years ITR for self-employed), bank statements (6-12 months), property documents (sale agreement, title deed, approved plan), employment proof (offer letter, appointment letter). The exact list varies by lender but these are universally required. A good CIBIL score (750+) speeds up approval significantly.
Interest Rate is the basic cost of borrowing the principal amount. APR (Annual Percentage Rate) includes not just the interest but also all other charges — processing fees, administrative charges, prepayment charges, insurance premiums. APR gives a true cost of the loan and is always higher than the stated interest rate. When comparing loans across banks, compare APR rather than just interest rate. RBI regulations require banks to disclose the APR to borrowers.
Strategies to reduce EMI burden: (1) Negotiate a lower interest rate — even 0.25% reduction saves significant amounts; (2) Make part-prepayments annually — directly reduces principal outstanding; (3) Choose longer tenure initially and prepay when income grows; (4) Switch to a bank offering lower rates (loan balance transfer); (5) Use a lump sum (bonus, investment maturity) to prepay and either reduce EMI or reduce tenure. Under Section 24(b) of the Income Tax Act, you can claim tax deduction up to ₹2 lakh per year on home loan interest paid, which further reduces effective cost.
